Overview

Perched high on the hillside, with a drive up which is not for the faint-hearted, Villa Panorama offers breath-taking views of the surrounding area, Lucca and Valdinievole.

With a lovely stone exterior, it has been beautifully renovated, and extended, by its owners and offers a high standard of spacious and very comfortable accommodation on two levels, with beautiful, beamed ceilings and terracotta tiled floors.

On the ground floor is the living/dining and kitchen area and a stone staircase leads to the first floor where the bedrooms are located.

The grounds of Villa Panorama cover approximately 3000 square metres, and they are set across various levels, laid to lawn with flowering shrubs and ornamental plants.

Off the kitchen, there is a lovely veranda, with table and chairs, and a barbecue, for outdoor dining.

The swimming pool is set approximately 40 metres from the property and is on a higher level, accessed by a pathway and 2 flights of steps (46 in total). The swimming pool is salt-water and there is a children’s section adjoining the main section of the pool.

The solarium area, around the pool, is paved and has many types of plants and flowers and is furnished with sunbeds, sun loungers and umbrellas. There is also a gazebo ideal for enjoying a refreshing drink while taking in the panoramic views of the surrounding area.

Please note that this property may not be suitable for elderly guests or families with young children in view of its hillside location, multi-level exterior with steps, and the unguarded edges and horizontal balustrade railings around the terraces and pool area.

Access road – last 200m good unpaved road, 2kms of uphill road with bends.

Ground floor – 1 full shower room.

First floor – 1 double bedroom with en-suite full shower room, 1 further double bedroom with en-suite full shower room, 1 single bedroom with additional pull-out bed (suitable for children only) and en-suite full shower room.

Note – Air-conditioning unit in the hallway between the bedrooms, included in rental cost.

The swimming pool measures 11m x 4.5m, with a depth of 1.40cm throughout, and access – 6 steps, the children’s section measures 3m x 3m, with a depth of 45cm throughout.

The solarium area, around the pool, is paved and has many types of plants and flowers and is furnished with sunbeds, sun loungers and umbrellas. There is also a gazebo, ideal for enjoying a refreshing drink while reading a book.

Below the swimming pool there is a changing room with bathroom.

The first cot and highchair are available on request, provided free of charge. Any further cots and highchairs are available on request.

There will be a light clean after 7 days, change of bed linen & towels after 7 days.

Final cleaning charge of €240 at the end of the stay.

Electricity, 14 euros per day, mandatory & included.

Air-conditioning in the hallway between the bedrooms (note - this comes under electricity usage & included).

Central heating throughout, available on request for early or late season lets at a supplementary charge of 25 euros per day.

Regarding the above charges, please note they may change in view of the energy situation & possible price fluctuations.

The swimming pool is open from the beginning of May (1/5) until the beginning of October (1/10) during 2025 & 2026 seasons.

Tourist tax is not included in the villa rental rate and the villa may be subject to this. Tourist tax varies per area and will be advised by the villa owner & local agent on arrival & check-in at the villa accordingly, this charge is applicable to all guests aged 14 years and over.
