Overview

Podere Nocciolo is in the province of Pisa, in the municipality of Montecatini Val Di Cecina and is located within the Fattoria Ricrio Estate.

The Nocciolo, ...an unusual plant for the Tuscan land, but it is the tree whose fruit, the hazelnut, has become the farmhouse's symbol and characterises this property.

The renovation was completed in 2023, attempting to embrace the typicality and materials of Tuscany where stone, travertine, terracotta floors and vaulted ceilings are the masters, with more modern necessities such as full coverage WIFI, a shower with chromotherapy, a small fitness room... small details that will perhaps make the stay more pleasant for those who decide to spend their holidays in this lovely property.

Sleeping 12 persons, with 6 bedrooms & 7 shower rooms split over two levels, and with both levels having independent entrances and an internal staircase (which can be closed off), it is the ideal property for a large family or group of friends wishing to holiday together in beautiful Tuscany but with space and independence in the layout of their accommodation.

There is a large arbour with table & chairs conveniently located near the barbecue with wood-burning oven. A path leads down to the infinity swimming pool overlooking the valley, fenced off for the safety of the little ones and next to the swimming pool, a small room has been provided with fitness equipment (note – care to be taken when using equipment).

A private dirt road of about 700 metres from Strada Provinciale dei Quattro Comuni leads to the property, Podere Nocciolo, and a large, shaded parking area.

The accommodation is on two floors, both with independent entrances and with an internal staircase.

Ground floor – entrance, living room with feature stone wall, tiled floor & ceiling, 3 comfortable sofas, Satellite TV, WIFI, fireplace and door to terrace, archway to dining room with table & chairs, and further archway to kitchen with gas hob & electric oven, microwave, dishwasher, and further table & chairs.

Utility room with washing machine & tumble dryer.

First floor – accessible by both internal & external staircases (and note – the ground floor can be separated from the first floor by closing a door at the beginning of the staircase);

Living room with 1 x two-seater sofa & 1 x three-seater sofa, convertible into a sofa bed.

Note – Mosquito nets at the windows in all the bedrooms and hairdryers in all the bathrooms/shower rooms.

The first cot and highchair are available on request, provided free of charge. Any further cots and highchairs, are available on request, at a supplementary charge.

The villa will be cleaned and fully prepared for arrival. There will be a light clean and change of bed linen & towels after 7 days

Pool towels, available on request a supplementary charge.

Final cleaning charge of 450 euros at the end of the stay.

Air-conditioning & Central heating - dual unit in each room - at a supplementary charge - charge based upon consumption. AC 0.90 euros/kwatt.

The swimming pool is open from 17/05/2025 – 27/09/2025

Note - Tourist tax is not included in the villa rental rate. It varies per area and will be advised by the villa owner & local agent on arrival & check-in at the villa accordingly, this charge is applicable to all guests aged 14 yrs and over.
