Overview

Close to the lovely little town of Panzano in Chianti (in walking distance for those who like to hike), you will find this lovely two bedrooms barn. The barn enjoys a private and very panoramic location overlooking the stunning landscape of the Chianti hills, the historical villas and the picturesque vineyards. The spacious and private terraces are the perfect setting for your outdoor dinners.

The owners live in the main house and occasionally use the pool.

Living Areas

From one of the terraces you enter the living room with its impressive Tuscan fire place. There is a lovely little kitchen and dining area with exit to a second terrace.

The kitchen is equipped with oven, small refrigerator with small freezer, dish washer, kettle, coffee maker. On the ground floor is a bathroom with shower and washing machine.

Bedrooms and Bathrooms

Located on the first floor is a double bedroom, a further double bedroom with an open gallery which overlooks the living area. Bathroom with bath and hand held shower.

Outside Space

The garden area has several terraces perfect for outside dining. There is a furnished pool area, with a pool that measures 12 x 6m. The outstanding views are of the famous vineyards of Panzano in Chianti along with famous villas and castles. Parking available.

The closest village of Panzano is 1km, Siena 1 hour, Florence 1hour, florence airport 1h 15m.

Other items

Rates include; Electricity up to 100kW, cooking gas, water, use of swimming pool, use of BBQ, weekly change of bed linen and towels, final cleaning, wireless internet access, first supply of detergents and cooking ingredients like salt, pepper, sugar, a few bottles of mineral water.

The following items can be paid for locally: Gas consumption for heating €1.50 m3, electricity over 100 kW, firewood for the fireplace, and BBQ, addtional maid service €12 per hour.

Please note- There is a local tourist tax for villas and apartments, the cost is 2.00 Euro per person per night for a maximum of 7 nights and it is payable locally, the charge is applicable to all guests aged 14 years and over.

There is a breakage deposit of €250.

Other features include: Pool towels, hair dryers provided on request. Screens at the windows and fans. Tv has Italian programs.
